Good Neighbors Park Appropriately

The roads and parking lot/spaces in Cedarside Farm are NOT private roads: that is, neither Cedarside Farm HOA, Inc. nor the homeowners own them. The roads and parking lot/spaces are deemed public Baltimore County roads and are owned by Baltimore County. This includes the parking spaces in front of each townhouse. Baltimore County will not permit assigned, painted, or numbered parking spaces for any of the parking lot/spaces.

When this development was formed, the Developer claimed that enough parking spaces were created to allow each townhouse owner two (2) spaces in front of or near the front of their townhouse.   We know that this is not always the case.  So, please be respectful towards your neighbors.

The open or common areas are to be used for overflow parking. If a homeowner has more than two vehicles, those vehicles should be parked in the overflow areas; NOT in front of the homeowner's townhouse.

The Board cannot intervene in parking issues since the roads and parking lots/spaces are owned by Baltimore County, as stated above. However, as residents of the neighborhood, we ask that you please be a kind and considerate neighbor. Here are some "neighborly" suggestions:

  • Only park two vehicles, including motorcycles, in front of your townhouse.
  • Park any additional vehicles in the overflow areas.
  • Do not assume that if one of your neighbors has only one vehicle that is acceptable for you to use their "second" space. You should get permission to use that space. After all, that resident is entitled to use that space for visitors.
  • Allow sufficient room between vehicles for a person/persons to get into and out of the vehicle without causing damage to any other vehicles.

Please note that the Baltimore County Police Precinct 8, our Police Precinct, is aware that the roads and parking lots/spaces are owned by Baltimore County, and they can do nothing about parking issues.

We encourage you to resolve this parking issue in a civil and neighborly manner.
